It wasn’t long ago that buying a repossessed home was all the rage and even the most inexperienced buyers were looking to cash in on these great deals. For sale signs were barely put in the yard before someone would be walking up the drive with a purchase contract and the competition for these homes was very stiff. The escalating home prices for homes and easy credit fueled the craze for these low priced ’steals’ that in most cases needed only a few repairs. With little money down and a little elbow grease people were flipping these homes and making huge profits. There was however one problem brewing that no one could see, hidden termite damage that was left undetected because no professional inspections were called in during the feeding frenzy that was occurring.
During this period of mounting sales the government agency H.U.D. (Housing & Urban Development) put into place certain policies in order to speed up the process that was seemingly good for everybody. In a letter to banks and real estate firms H.U.D ’suggested’ that inspections or services such as termite inspections could be done away with in order to streamline the sales of repo properties. This was only a suggested action but lenders and agents enforced the recommendation as if it were the law of the land. Termite inspections were no longer required and while this did make the transactions faster, it also opened up the possibility for damages to be left undetected and untold homes were sold with their integrity compromised by termites. While the bureaucrats were made aware of the problem they were as usual slow to react and perhaps reluctant to do anything because the desired result was all that was important.
