Just imagine Googling someone or something, and coming up with a particular office or practice in multiple top billing positions. That person would automatically appear to be the authority on something, right?
It’s truly awesome when you have the ability to give people a tour of your office, so that they can really see where you work and the environment of your practice. I know it sounds funny, but I carry my video camera and tripod with me everywhere, because I’m always inspired by some new idea for an informational video and promo for my chiropractic practice. I’ve shot videos everywhere! It says something about the success of my practice that I’ve made promo videos in the office, at home, in the mountains, near oceans, and even in Costa Rica! Wouldn’t you like to hear answers about your back pain from someone sitting in a majestic location? Viewers come with me on this journey, and are better able to trust me when I speak to them in the flattering natural light.
Keep in mind that volume is really important when it comes to chiropractic video marketing. You want to make at least 1-2 videos a week to begin to successfully canvas the search engines with your material. This helps you to gain credibility in the market. “Do I really need a house short sale?” That’s the first question you should ask yourself. If your way upside down on your mortgage, and you want to avoid foreclosure, read on! I’m not a real estate pro, I’m just an investor who got caught up in the same situation your in now. For me, it hurts so much more because I have so much more debt. Here’s how I determined my positions:
1) Get a Great Realtor: I would interview a number of them, and find a good fit for your situation. Preferably, they have a degree in finance and a brokers license in real estate. Don’t be afraid to ask the tough questions, because its your life, your house short sale, and your money! You don’t want to find someone that will make a bad situation worse! Be careful of the referral service mills too. They always ask for money up front, and that should be a big red flag! All of the legitimate realtors I found will never ask you for a dime. They pay all costs including advertising, and the bank pays them a finders fee.
2) Price It: The first step is of course, to determine just how much trouble your in. The worse the situation, the better your chances of a successful short sale. Most realtors will help give you a current fair market value for your house, and what the short sale price should be. Don’t waste you money on an appraisal, they won’t do you any good here! Be realistic, and be aggressive in lowering the price. Don’t let emotional attachment to the house set the price. You’ll be even more emotional if you can’t sell it! The goal is to be relieved of the debt with a successful short sale.
3) Judgement Time: This is where you determine if you need a house short sale. Take your total loan amount, and subtract the present value of the house. Not what you think it’s worth, but how much you can get for it TODAY. This is how much your “Upside Down” in the loan. Then, figure your annual expenses including a year’s worth of payments, taxes, insurance, maintenance, and repairs. This is your “Yearly Cost” to keep the house. Now, take the amount your upside down and multiply it by 8%. We will assume the best case scenario. In a FAST appreciating market, this is how much your house value would go up each year, if the housing bubble was over today. (yeah right!) We’ll call this number: “Appreciation per Year.” Finally, divide the Upside Down amount, by Appreciation per Year. This is how many years it will take for you just to break even with the amount you owe on your loan. No profit, no realized appreciation. Compare the Number of Years to Break even with Yearly Cost to Keep the House. Can you hold out for that long? Does it still make sense to hold on? Or would letting it go make more sense?
For example: You bought a luxury condo with a $9,00,000 loan. In one year it has depreciated drastically and will sell for only $700,000. Should you put the house on the market for a short sale?
Upside Down: $900,000 - $700,000 = $200,000 Estimated Annual Costs: Include all your yearly expenses = $60,000 Appreciation: A health growth real estate market = $200,000 x .08 = $16,000
Conclusion: It will take 12.5 years of appreciation at 8% per year, just to regain the depreciation or loss of the original value. It will cost $60,000 a year for 12.5 years just to break even. Most of the accruing interest still won’t have been paid off and full ownership won’t be any closer after 12.5 years of suffering. In 12.5 years, $750,000 will have been paid in mortgage payments and expenses, just get back to the original loan value.
You don’t have to guess what I decided to do. My numbers we’re very similar to these. I know I’ll take a hit on my credit, but for me, 2 -3 years to rebuild my credit is a lot better than 12.5 years of suffering. I’m going to call it quits and live to fight another day.

I was amazed by what was happening.
The results and success that I experienced with this kind of online marketing was almost instantaneous. In fact, I experienced dramatic results within 24 hours. I successfully was able to brand myself as the chiropractic authority in my community, and therefore entice countless new patients to utilize my services. I was able to constantly keep in touch with my new friends online and send information to my massive amount of subscribers. Often we get caught up in a flurry of to-do lists, people we have to meet with, sales to be made, meetings to set-up and countless other small details and commitments that need to be fulfilled without taking time to breathe and focus on the present. Our lives are increasingly hectic and require an amount of multi-tasking never seen before. By failing to stay present we actually harm our businesses and by extension our future growth and expansion. You will be better able to ignore the recession by staying present in mind and giving your full attention to the “now.”
Do One Thing At A Time Really Well
You can only focus on one thing at a time. If you are giving your attention to many tasks at once you are spreading yourself too thin and producing inferior results. If you disagree with this statement let’s take a quick example to help explain this concept. Have you ever been on the phone with someone who is watching t.v., paying attention to their children or is otherwise working on something? You can tell right? Even if they deny it, you know that they are not giving you their full attention because they respond slower to your questions or answer you with “uh-huh” one too many times. Multi-tasking in the end makes projects take longer to complete and potentially makes your results worse than they would be if you were giving the project your full attention.
Master The Details
Your brain has to pause and switch between neurons to move back and forth between the different projects or tasks that you’re working on. Every time you switch, you have a mini-delay while your brain processes concepts to get you back up to speed with where you were in the task. If you have enough distractions this process could take you several minutes to complete. This accounts for the sensation of losing your train of thought when speaking or an inability to focus on a task after coming back from a distraction. By focusing one task at a time you are better able to handle all the requirements of a project. You are less likely to forget a step or a crucial detail. You will also get your work completed faster because you will not have to constantly make switches in your brain back to the task at hand.
The Future Will Be Better If You Focus On The Now
You cannot act in the past, you cannot act in the future, you can only act now. Regardless of how many things you have to complete or how many fires you have to put out at any one time, you cannot be in two places at once and you cannot do anything about a problem that hasn’t occurred. While you can set up ways to help you deal with potential problems in the future, your energy and focus needs to stay with the present. Worrying about future contingencies sucks energy from your present ability to handle and accomplish your current objectives.
Don’t Dwell In “What If’s”
Stop thinking about and letting your mental energy dwell in “recession-land.” The more you think about the recession or bad economic times the more you will actually create failing conditions for your business. You’ll subconsciously begin to sabotage your business if you continuously think about the market going down or the financial crisis on Wall Street.
You’ll start to think things like “my customer won’t buy our product because of the recession” and your actions will start to match that mentality. You will make less sales calls, you’ll lower the amount you ask people to buy or even lower the price of your goods without any real need to do so, all to keep up with the mental image you have in your brain of a slowing economy. Don’t tell yourself “no” before your customer has even heard your pitch. Let them tell you “no” and then reframe the offers to match their expectations if need be. Your first and only thought should be that you have a superior product, that is worth its price and that the customer will benefit greatly from your service or good. That’s it. Ignore the recession and press on.
Pick Your Five Things To Accomplish Each Day
Start out each day by making a list of the five most critical things you need to accomplish and then start working your list. Begin on number one and do not work on number two until number one is complete. Do not open e-mail, take phone calls or engage in any other distraction while you are working on your list. If you have meetings or other interruptions, come back to your list each time you have quiet time to work. If quiet time is a problem then set up some boundaries with your employees or co-workers. Shut your door and put a sign on it saying you are in a meeting. By engaging in this process you will be able to focus completely on the ‘now” and your actions will be much more effective. If you do not finish all your five items, then just start the next day with the rest of the projects on your list and repeat the process.
Breathe and Push Through Problems One Step At A Time
If a problem or fire does pop up, just mentally reframe your five most important tasks. Take the problem and place it at the number one spot. You will not be able to focus on anything until you calm your mind and put out the fire. Once extinguished, your ability to focus will return to normal and you can breath and move on with your productive day.
The ability to reason is one of the most critical of the six intellectual factors. People have to make a conscious decision to use this ability in pursuit of their objectives. All human beings have the capacity to think and use reason, however, not everyone exercises this ability! This is evidenced by the overwhelming percentage of the population who at retirement are dead, broke or still working out of financial need. Isn’t it interesting that only 1% to 4% of the population have significant wealth that allows them the time to enjoy everything that this world has to offer at retirement?
The ability to use our reason implies that we can use logic. What does this really mean? To be logical implies that you have the ability to collect, organize and use information in a way that furthers your position in the world to be happier, healthier and wealthier with people you love. Isn’t this the objective?
Let’s look a little deeper at the four main thinking processes. Thinking processes can be: declarative, cumulative, serial, or parallel. The most basic form of logic is to simply declare something. For example if I said: “this is a green apple” this would be considered declarative. If you observe kids from a very early age they will communicate using declarative statements. They might say something like “That is a tiny bird.”
If now I add more complexity to this statement and say, “this is a blue truck and it moves quickly.” this would be considered cumulative logic. Some individuals mature out of the declarative mode of thinking to cumulative but not everyone.
Now let’s add some more complexity: “this is a blue truck and it travels quickly. By traveling quickly and exceeding the speed limit I might get a ticket.” Serial thinking is more advanced than declarative or cumulative thinking because it involves linking concepts together.
Now for the most advanced form of thought process let’s examine parallel thinking. Parallel thinking involves having multiple serial processes at the same time. Let me give you an example: “This is a red car and it travels quickly. By traveling quickly and exceeding the speed limit I might get a traffic ticket. On the other hand, if I do not make an effort to get to the airport as quickly as possible I will miss my flight.” This form of thinking is parallel. It involves being able to look at an idea from multiple viewpoints, to compare and contrast, to find the optimum solution.
All of us exhibit various forms of thought processes. The main question is where do we tend to be most comfortable? When we are relaxed and not under stress how do we communicate? The way you communicate is a direct reflection of the complexity of your thought processes. The complexity of your thought processes is a reflection of the challenges you are trying to overcome to move forward in life. The size of your goals is determined by you. The bigger the challenge you undertake and the bigger the questions you ask yourself, will directly relate to the answers and solutions you get. How do you structure ideas?
You will notice that very successful people are able to think of concepts in a multidimensional way and are parallel thinkers. I recommend that you pay attention to the way you structure your thoughts and actually spend time thinking about where you are and where you need to go.
